Start with actual headcount
Count staff, meeting needs, storage and customer areas.
Include
- Workstations
- Meeting room
- Reception
- Pantry
- Server or storage if needed
Think about growth realistically
If you expect to add two people, you do not need space for twenty.
Plan for
- 12 to 24 month growth
- Flexible furniture
- Shared rooms
Check usable space
A 2,000 square foot unit does not mean all 2,000 square feet is useful work area.
Watch for
- Columns
- Odd corners
- Utility rooms
- Large corridors
My view
Rent enough space to work comfortably with a sensible buffer. Empty square feet still cost money every month.
